Following an initial site visit, we will provide our informed opinion with regards to how best to approach developing a concept. Feasibility Study Our experienced team can approach the market to fully understand the current demand and requirements for any given property. Analysing similar properties and values can help determine the most valuable and functional design and layout. Fee Proposal Thereafter, we are in a position to confirm a fixed fee for the Architectural, Luxury Interior Design and Project Management of any project. Additionally, we can provide an estimated construction cost and indicative programme.

PHASE TWO

DESIGN DEVELOPMENT & PERMISSIONS Concept Design Our London Interior Designers space planning expertise is showcased in a series of layout options. An initial mood board is also presented providing ideas for finishes. Design Development Once a layout is agreed, a detailed scheme is created for the client’s approval. This includes architectural drawings for construction and detailed interior design drawings including sections and elevations throughout for the whole luxury residential development Professional Team Landmass will appoint and co-ordinate a professional team necessary to complete the project in question, the costs of which are made aware to the client. Landmass take zero markup on the appointment of professionals and will consider appointing those as Structural, Mechanical & Electrical Engineers, where required. Permissions Appropriate planning permission and building regulations are applied for and approved. Where necessary, party wall agreements are arranged.

PHASE THREE

CHOOSING MAIN CONTRACTOR Tender Process All construction documentation is tendered to a minimum of three or four main contractors. Preferred Contractor After a comprehensive analysis on budget, we appraise each contractor’s current workload, reputation, track record and financial situation before appointing our preferred main contractor.

PHASE FOUR

CONSTRUCTION & COMPLETING THE PROJECT Lead Consultant Our Project Manager will coordinate and supervise all professionals involved throughout the agreed construction programme. Weekly site meetings are chaired with the client made aware of all appropriate matters. Fixtures, Fittings & Equipment (FF&E) Our luxury Interior Designers can source furniture, soft furnishings or any additional equipment for a property. Our trade discount is passed onto the client subject to a precurement charge. Snagging Prior to completion, we inspect for any snagging issues and manage all post-construction issues. At handover, the client is presented with all documents and maintenance information. Marketing If the purpose is to sell the property, we can produce a sales brochure, devise and implement a strategy taking advantage of our brand.
